Even after living in Las Vegas for the past 19 years, Randy Hatada is still a Hawai‘i boy at heart. His father had investment property on the Big Island, where Hatada grew up, and throughout intermediate and high school, Hatada helped him manage the family duplexes. “I used to assist him with maintenance and collecting rent while all my other friends were playing and surfing,” Hatada laughs. “I hated it, but that planted the seed. In the long run I got to come back and tell him thank you because it really did spark my passion for real estate.”
A proud graduate of Waiakea High School on the Big Island of Hawai‘i, Hatada’s career on the ninth island began at the University of Nevada, Las Vegas, where he earned a Bachelor of Science in business with an emphasis in marketing. He started a real estate investment company in 2002, flipping houses and managing long-term rentals, and got licensed shortly thereafter.
Hatada now holds the designations CRS, MRP, BPOR, SFR, YPN, and sits on the 2019 board of directors for the Greater Las Vegas Association of Realtors (GLVAR). He is also a member of the National Association of Realtors (NAR), the National Association of Property Managers (NARPM), the Asian Real Estate Association of America (AREAA), the Entrepreneurs’ Organization (EO), Business Networking International (BNI) and GLVAR’s Community Outreach Committee, Property Management Committee and Forms Committee.
Hatada founded Xpand Realty & Property Management in 2006 with the goal of meeting clients’ real estate needs with the best customer service and professionalism possible. Based in Las Vegas, Nevada, Xpand Realty empowers clients with information in order to help them make educated decisions about their real estate needs. Xpand Realty mainly caters to Hawai‘i investors and kama‘aina looking to relocate to the ninth island, Hatada says. About half of the company’s clientele either reside in Hawai‘i or are former Hawai‘i residents, and more than half of Xpand Realty’s agents and employees are Hawai‘i transplants.
Through the support of Vegas’ ninth island community, Hatada currently resides in the top one percent of Las Vegas REALTORS in sales volume. He has been named one of the Top 25 Asian Practitioners (2012) and Top 100 Most Influential Agents (2016) and was awarded GLVAR’s 40 under 40 Award in 2015, 2016 and 2017, landing him in the organization’s 40 under 40 Hall of Fame. He is also on AREAA’s A-list for both number of sides (transactions) and sales volume, placing him in the top 50 of the association’s 17,000 members.
“I’ve come to learn that building relationships and taking care of people eventually leads to people wanting to do the same for you,” Hatada says. “It turns into a big cycle, and I attribute a lot of our success based on relationships.” In addition to serving as broker/owner of Xpand Realty & Property Management, Hatada is also part owner of a Las Vegas restaurant group with strong ties to the Hawai‘i community. He is a contributor to Las Vegas Bound and Kama‘aina magazines, publications that cater to kama’aina visiting or living in Las Vegas.
“I still call Hawai‘i home even though I live in Las Vegas,” Hatada says. Save for his wife of 10 years, his two-year-old son and his sister-in law, all of Hatada’s family still reside in the islands. But despite the thousands of miles separating Hatada from his Hawai‘i ‘ohana, he is committed to building his business on core values instilled in him by his parents and Hawai‘i upbringing. “I like to lead by example and lead with integrity,” Hatada says. “I believe that that it attracts people when you lead with integrity.”
Through his numerous business endeavors and drawing upon his extensive personal and professional experience, Hatada strives to connect and support the local community, especially those who have invested or made the transition to living in Las Vegas. While he can attest that this transition may come with challenges along the way, Hatada is confident that the support and friendship of those traveling a similar path can help pave the way for an exciting new beginning on the ninth island.
Hatada’s advice for up-and-coming REALTORS in Hawai‘i, Vegas and beyond? “This isn’t a job, it’s a career,” Hatada says. “It takes an investment of time and energy in order for you to get your career started. But never give up, because opportunity is very high as long as you put in the time and effort. There are no short cuts.”
